Property Payment Plans Egypt: How Developer Instalments Really Work

· 12 min read

Property payment plans Egypt let many international buyers purchase directly from a developer without taking an Egyptian mortgage. You pay a deposit, then settle the balance on dates written into the sale contract. Forward Development currently advertises payment periods of up to six years. The key questions are cash up front, future payment size and total cost.

Why Most Foreign Buyers Cannot Use an Egyptian Mortgage

Property Payment Plans Egypt: How Developer Instalments Really Work 1

Foreign buyers are not banned from mortgage finance, but many non-residents cannot treat it as the normal route to a Red Sea holiday home.

Current bank products show the limits. CIB’s overseas mortgage product targets Egyptian individuals living and working in Saudi Arabia or the UAE, alongside CIB Overseas Wealth customers, with stated income and document conditions. Banque Misr has a mortgage product for Egyptians working abroad. HSBC offers personal finance to foreign nationals with valid Egyptian residency and a work permit, but personal finance is not the same as a standard property mortgage.

A British, German, French or Italian buyer living abroad and visiting Egypt as a tourist may not fit those products. Mortgage eligibility can depend on nationality, residency, work status, income evidence and the legal status of the property.

Egypt property instalments use a different structure. The developer does not lend you a bank mortgage. You agree a property price and payment schedule directly with the developer. Forward Development’s public site currently says buyers can pay a nominal deposit and spread the rest over up to six years.

For live terms, add:

The exact initial payment, reservation amount, instalment schedule and buyer requirements depend on the selected property and the current sales terms, so buyers should request a unit-specific payment schedule from Forward Development before signing.

Buyers comparing developer finance with bank lending can review CIB’s current overseas mortgage criteria to see how eligibility depends on the applicant’s residency, income and customer status.

Property Payment Plans Egypt: How a Typical Red Sea Developer Plan Is Structured

A developer plan often starts with a reservation payment to hold a specific unit. The reservation document should state the holding period, refund position and next payment date.

The next stage is the down payment Egypt property buyers make at contract stage. The unpaid balance is then split across the agreed schedule.

A 6 year payment plan Egypt has 72 monthly payment equivalents. A real contract may collect monthly, quarterly or by project milestone, so the signed schedule controls the actual dates.

Handover, maintenance and administration charges can sit outside the main instalments. Put every known payment on one cash-flow sheet.

Forward Development publicly confirms plans of up to six years for Sahl Hasheesh projects, but it does not publish one fixed deposit percentage for every unit.

For publication, add:

Panorama View and Lana Hills both offer flexible payment plans with a nominal deposit and the option to spread the remaining balance over six years. The exact deposit amount, instalment dates and unit-specific payment schedule are confirmed through Forward Development for the property selected.

The three calculations below are model examples only. They are not Forward Development quotes or market averages. Each uses a 20% model deposit, 72 equal monthly instalments and a model cash price 10% below the instalment headline.

Replace these assumptions with the current rate sheet before publication.

Buyers comparing a six-year instalment route can explore Panorama View Sahl Hasheesh to see the current unit types and request a unit-specific payment schedule.

Worked Example 1 – A Studio

Assume a studio has an instalment price of EGP 3,600,000.

  • Purchase price: EGP 3,600,000
  • Model down payment: 20%
  • Down payment: EGP 3,600,000 × 20% = EGP 720,000
  • Balance: EGP 3,600,000 − EGP 720,000 = EGP 2,880,000
  • Instalments: 72
  • Monthly amount: EGP 2,880,000 ÷ 72 = EGP 40,000
  • Total paid: EGP 720,000 + (72 × EGP 40,000) = EGP 3,600,000

Model cash alternative:

  • Cash price: EGP 3,600,000 × 90% = EGP 3,240,000
  • Cash saving: EGP 3,600,000 − EGP 3,240,000 = EGP 360,000

Monthly amountEGP 40,000 × 72EGP 0
Total paidEGP 3,600,000EGP 3,240,000

The instalment route needs less cash at the start. The model cash buyer pays EGP 360,000 less overall.

Forward Development currently lists a 50 m² studio at Panorama View, but the live developer price, exact initial payment, cash alternative and unit-specific instalment schedule are supplied on request. Public market references have advertised Panorama View from around €48,000, though this should be treated as an outside price reference rather than a confirmed Forward Development quotation. Buyers should request the current unit number, total price, initial payment, payment dates and cash option before comparing the real cost of each route.

Worked Example 2 – A Two-Bedroom Apartment

Assume an instalment price of EGP 7,200,000.

  • Purchase price: EGP 7,200,000
  • Model down payment: 20%
  • Down payment: EGP 7,200,000 × 20% = EGP 1,440,000
  • Balance: EGP 7,200,000 − EGP 1,440,000 = EGP 5,760,000
  • Instalments: 72
  • Monthly amount: EGP 5,760,000 ÷ 72 = EGP 80,000
  • Total paid: EGP 1,440,000 + (72 × EGP 80,000) = EGP 7,200,000

Model cash alternative:

  • Cash price: EGP 7,200,000 × 90% = EGP 6,480,000
  • Cash saving: EGP 7,200,000 − EGP 6,480,000 = EGP 720,000

A higher property price changes the monthly commitment quickly, even when the percentage terms stay the same.

Forward Development currently lists a 90 m² two-bedroom apartment at Panorama View with one bathroom. The live developer price, exact initial payment, cash alternative and unit-specific instalment schedule are supplied on request. The public project page confirms a nominal deposit with the remaining balance spread over up to six years, but it does not publish one fixed deposit percentage or cash price for every available two-bedroom unit. Buyers should request the current unit number, total price, initial payment, payment dates and cash option before comparing the real cost of cash and instalments.

Worked Example 3 – A Villa

Assume an instalment price of EGP 15,000,000.

  • Purchase price: EGP 15,000,000
  • Model down payment: 20%
  • Down payment: EGP 15,000,000 × 20% = EGP 3,000,000
  • Balance: EGP 15,000,000 − EGP 3,000,000 = EGP 12,000,000
  • Instalments: 72
  • Monthly amount: EGP 12,000,000 ÷ 72 = EGP 166,666.67
  • Total paid: EGP 15,000,000, with the final payment adjusted for rounding

Model cash alternative:

  • Cash price: EGP 15,000,000 × 90% = EGP 13,500,000
  • Cash saving: EGP 15,000,000 − EGP 13,500,000 = EGP 1,500,000

The model instalment route keeps far more cash available on day one. The model cash route costs EGP 1.5 million less.

Forward Development currently lists a 300 m² villa at Panorama View. The live villa price, exact initial payment, cash alternative and unit-specific instalment schedule are provided on request. Forward Development publicly confirms a nominal deposit with the remaining balance spread over up to six years, but it does not publish one fixed deposit percentage or cash price for every villa. Buyers should request the current villa price, initial payment, payment dates, final amount and cash option before comparing the total cost of cash and instalments.

Cash Discount Versus Instalments: Which Wins and When?

Property Payment Plans Egypt: How Developer Instalments Really Work 2

Cash is cheaper when the verified cash quote is lower than the instalment headline and the saving matters more to you than keeping the money available.

Instalments can suit a buyer who wants to preserve liquidity or match the purchase to future income.

Add the live comparison:

Forward Development currently offers a nominal initial deposit with the remaining balance spread over up to six years for eligible units in Panorama View and Lana Hills. Any cash alternative, deposit amount and instalment schedule are calculated for the selected unit and confirmed in the current sales quotation. Buyers comparing cash with instalments should request both prices on the same date, then compare the total amount payable under each option.

For another Sahl Hasheesh option, review Lana Hills and ask Forward Development to calculate the deposit and scheduled payments for the exact apartment you are considering.

The Cost Hidden Inside an “Interest-Free” Plan

A plan can have no separate interest line and still cost more than cash.

Use this calculation:

Instalment headline price − verified cash price = price of payment flexibility

In the studio model:

EGP 3,600,000 − EGP 3,240,000 = EGP 360,000

Measured against the cash price:

EGP 360,000 ÷ EGP 3,240,000 × 100 = 11.11%

That 11.11% is not an annual percentage rate. It is the total premium between the two model prices.

This is the useful comparison. A plan described as interest-free can still carry an economic financing cost if the instalment price is higher than the cash price.

If cash and instalment prices are identical, the premium is zero. If a cash discount exists, use the two written quotes.

For each available unit, Forward Development provides the current cash price and instalment price as part of the live sales quotation. Prices can differ by unit size, floor, view and availability, so buyers should compare both quotations for the same property on the same date. The instalment option can extend for up to six years, with the exact initial payment and payment schedule confirmed for the selected unit.

What Happens If You Miss an Instalment?

The signed contract sets the rule.

Possible contract outcomes can include a late charge, formal notice, cure period, cancellation or deductions from sums already paid. Do not publish any Forward Development penalty until the current contract wording has been checked.

Late-payment, grace-period, cancellation and refund terms are set out in the signed property contract for the selected unit. Buyers should check the exact payment due dates, any grace period, charges for overdue instalments, cancellation conditions and treatment of money already paid before signing. Forward Development does not publish one standard rule that applies to every property, so the contract and payment schedule should be treated as the final reference for these terms.

Before signing, ask what date counts as late, whether a grace period exists, what charge applies, and when cancellation rights start.

If a payment problem is likely, contact the developer before the due date and get any revised arrangement in writing.

How to Transfer Each Instalment From Abroad

Paying for Egyptian property from abroad should leave a clean payment trail.

  1. Get the official beneficiary name, bank details, IBAN or account number, SWIFT/BIC, payment currency and payment reference.
  2. Check the beneficiary details against the contract or official invoice.
  3. Add your name, project and unit number to the transfer reference.
  4. Send before the due date to allow for normal bank processing.
  5. Keep the SWIFT confirmation or transfer receipt.
  6. Ask the developer for an official receipt once funds arrive.
  7. Match the receipt to your running payment schedule.

Forward Development’s current financing guide notes that overseas buyers may use international bank transfers according to the contract and developer instructions.

Do not publish a fixed transfer limit, currency-control rule or bank-conversion rule without a current check.

International buyers can send property payments to Egypt through international bank transfers using the developer’s verified beneficiary details. Egypt’s banking sector adopted the ISO 20022 standard for SWIFT financial-transfer messaging in June 2026, with transaction screening under local and international anti-money-laundering requirements. Buyers should confirm the payment currency, SWIFT details, transfer fees and amount that must reach the developer before sending funds. Currency-conversion rates and bank charges can differ by bank and transfer date, so check the applicable rate with your sending bank and keep the transfer confirmation and developer receipt for each payment. Buyers can review the Central Bank of Egypt’s current information on international financial transfers before making a large overseas payment.

If you earn in EUR, GBP or USD and the contract is in EGP, exchange-rate movement can change the home-currency cost of later instalments.

International buyers should read our guide to buying property in Egypt as a foreigner for the ownership, contract and legal checks that sit alongside the payment plan.

Questions to Ask Any Developer Before Accepting a Plan

Property Payment Plans Egypt: How Developer Instalments Really Work 3

Ask for the full written schedule, not a headline percentage.

Check the cash price, instalment price, reservation amount, down payment, number and frequency of instalments, handover balance, maintenance, administration charges, late-payment terms, cancellation rules, resale or assignment rules, contract currency and official bank details.

Property Payment Plans Egypt: FAQs

1. What Are Property Payment Plans Egypt?

They are purchase schedules agreed directly with a developer. The buyer pays an upfront amount and then settles the remaining property price on agreed dates. This is not a bank mortgage.

2. Can Foreigners Get a Mortgage in Egypt?

Some can. Many non-resident buyers do not fit the current bank products. Eligibility can depend on nationality, Egyptian residency, work status, income, country of residence and property status.

Current CIB overseas mortgage criteria, for example, target qualifying Egyptian customers in selected Gulf markets. Check the lender’s live criteria before relying on mortgage finance.

3. How Much Is the Down Payment Egypt Property Buyers Need?

There is no single down-payment percentage for every developer or property. Forward Development currently describes the initial payment as a nominal deposit, with the remaining balance spread over up to six years. The exact down payment depends on the selected unit. Buyers should request a current unit-specific quotation showing both the down-payment percentage and the exact EGP amount before calculating the remaining instalments.

4. How Does a 6 Year Payment Plan Egypt Work?

Six years equals 72 monthly payment equivalents.
If EGP 2,880,000 remains after the deposit:
EGP 2,880,000 ÷ 72 = EGP 40,000 per month
A real contract may collect on different dates, so use the signed payment schedule.

5. Is an Egypt Property Instalment Plan Really Interest-Free?

It can have no separate interest line and still cost more than cash.

Compare the instalment headline with the verified cash price. The difference shows the cost of spreading the payments.

6. Is Paying Cash for Egyptian Property Better?

Cash costs less when a genuine cash discount gives a lower total price.

Instalments can suit a buyer who values liquidity more than the saving. Compare both totals and keep a cash reserve.

7. Can I Pay Egyptian Property Instalments From Abroad?

International bank transfers can be used for overseas property payments, following the developer’s payment instructions and the requirements of the sending and receiving banks. Egypt’s banking system uses the ISO 20022 standard for interbank financial transfers, with transaction screening under local and international anti-money-laundering rules. Transfer limits, bank charges and currency-conversion requirements can depend on the banks, accounts and currencies involved, so buyers should confirm these details before each payment rather than rely on one general limit. The Central Bank of Egypt provides current information on Egypt’s financial-transfer infrastructure and banking requirements.

8. What Should I Request Before Accepting an Off-Plan Payment Plan Egypt?

Request the cash price, instalment price, deposit, full schedule, handover date, maintenance charges, late-

payment terms, cancellation terms, resale or assignment rules, contract currency and official bank details.
Have an independent Egyptian property lawyer review the contract before a large payment.

Final Calculation Before You Sign

Property payment plans Egypt are easiest to judge as a cash-flow calculation.

Write down five numbers:

Cash price. Instalment price. Upfront cash. Future payment amount. Total paid.

Then add the terms that change risk: handover timing, late-payment rules, maintenance, contract currency and resale restrictions.

Forward Development currently advertises payment periods of up to six years for its Sahl Hasheesh projects. The exact unit terms should come from the current quotation, not an old article or assumed market rate.

Ask for a personalised payment schedule and run the same arithmetic shown above before signing.
